Lakelands, Warners Bay – 450 lots. One of Newcastle’s most successful land developments. Creer Property was engaged from the initial design stage and was the one remaining member of the original team at the conclusion of the project. Creer Property achieved prices which were, at that time, record prices for that area. Our client was the public company, Industrial Equity Ltd.
Wentworth Grove, Macquarie Hills –120+ lots. We continue to deal successfully with the challenges posed by the steepness of the lots and the subsequent escalation in building costs. The final stage has now been completed with a sales success rate of 85% to date. Client – Cimneth Pty Limited.
Vantage Point, Speers Point – 28 lot subdivision where Creer Property acted for Stevens Holding Pty Limited. Expressions of interest were sought with the end result being 95% sold at a 10% premium price without any press marketing whatsoever.
Orange Grove Estate, Cardiff – 45 lot infill subdivision comprising both level and steep land. Challenges were overcoming the objections posed by the steepness of the lots and the subsequent escalation in building costs.
Greenwood Reserve, Maryland – 180 lot subdivision for the Bellway Group, Great Britain’s second largest developer. Creer Property developed reporting systems to merge seamlessly with those of the client.
Forest Lake, Rathmines – A subdivision of 80 lots. This was another project for the public company, Industrial Equity Ltd.
Lakeshore Estate, Kilaben Bay – 42 lot subdivision where we achieved an average price that was 40% higher than those advised by the local real estate agents.
The Links Estate, Cardiff South – 48 lot subdivision where Creer Property acted for Twin Rivers Pty Ltd. Challenges faced were poor surrounding area and close proximity to an easement for high voltage electricity lines. Prices achieved were 35% greater than an adjoining estate that had just been completed.
Morley Park, Mount Hutton – 18 lot subdivision where Creer Property acted for Hollister Properties and Kingston Developments. Challenges faced were poor surrounding area and close proximity to Public Housing. Our strategy was to offer the land as house and land packages through McDonald Jones Homes. This resulted in us achieving a gross realization that was 40% above that which was in the feasibility.
